Immer höher werdende Immobilienpreise sind seit Jahren ein gesamtgesellschaftliches Problem, der ausschlaggebende Punkt ist die hohe Nachfrage. Immobilien prägen unser gesamtes Leben, wir wohnen darin, wachsen in ihnen auf, arbeiten darin und verbringen den grö ten Teil unseres Lebens in ihnen. Selbst wenn wir uns gerade nicht im Inneren einer Immobilie befinden, prägen sie das Bild unserer Umwelt enorm. Jeder Mensch steht also so gut wie immer und überall mit Immobilien in Kontakt. Doch trotz dieser Wichtigkeit besteht ein Wohnraummangel vor allem in den deutschen Gro städten. Der Wohnraummangel in Deutschland stellt einen Grund für die steigenden Immobilienpreise dar, dieser Mangel wird durch eine immer älter werdende Bevölkerung und durch die Zuwanderung von Flüchtlingen aus dem Ausland bestärkt. Neuen Wohnraum zu erschaffen, wird allerdings durch langwierige Baugenehmigungsverfahren verzögert und erschwert. Ein weiter Grund für steigende Preise entsteht durch niedrige Zinsen und Zuschüsse der öffentlichen Hand, was zu erschwinglichen Krediten führt und die Menschen in positive Kauflaune, was Immobilien betrifft, versetzt. Die hohe Nachfrage wird von Investoren und Fonds, welche den rentablen Markt für sich entdeckt haben, noch weiter gesteigert. Im Verlauf der Arbeit wird zunächst die Immobilie im Allgemeinen definiert, dabei stehen die immobilienspezifischen Charakteristiken im Vordergrund. Im Anschluss werden die Besonderheiten des Immobilienmarktes herausgearbeitet, dabei werden räumliche und sachliche Teilmärkte beschrieben, wobei Wohn-, Gewerbe und Sonderimmobilien erläutert werden. Auf generelle Besonderheiten, welche jegliche Teilmärkte betreffen, wird ebenfalls
