Der nachhaltige Umgang mit natürlichen Ressourcen wurde bereits 1972 vom Club of Rome mit der Veröffentlichung "Grenzen des Wachstums" thematisiert. Trotzdem verging eine lange Zeit, bis sich diese Thematik in Politik, Wirtschaft und Öffentlichkeit etabliert hat. Dazu hat in naher Vergangenheit besonders die Studie [St06Th] von Nicholas Stern 2006 beigetragen, in der die Folgen des Klimawandels monetär bewertet wurden. Darin fordert er heutige Investitionen zur Prävention des Klimawandels, weil die entstehenden Kosten durch die mit dem Klimawandel verbundenen Folgen in Form von Überschwemmungen, Dürren, etc. wesentlich höher sind. Durch diese Studie und den vierten Sachstandsbericht des IPCC1 entstand eine gro e Nachfrage nach Informationen, wie Verbraucher zur nachhaltigen Entwicklung beitragen können. In den verschiedenen Agrar-, Industrie- und Dienstleistungssektoren entstanden erste Methoden und Zertifizierungssysteme, um den Beitrag von Produkten zur nachhaltigen Entwicklung auszuweisen. Das Bauwesen trägt laut [Un06In] mit 30 - 40 % zum weltweiten Energieverbrauch bei. Wie aus Abbildung 1 hervorgeht, ist der Verbrauch des Bauwesens auch an weiteren Ressourcen sehr bedeutend. Daher werden Instrumente zur Bewertung der nachhaltigen Entwicklung im Bauwesen benötigt. Bereits Anfang der 1990er Jahre wurden Zertifizierungssysteme (LEED2, BREEAM3) eingeführt, die Gebäude bezogen auf Nachhaltigkeitsaspekte bewerteten. Durch die Zertifizierung von so genannten Leuchtturmprojekten stieg das Interesse der Bauherren und führte zu einer schnellen Marktdurchdringung von BREEAM und LEED. Die Erfolgsfaktoren waren unter anderem die einfache Anwendung der Systeme und die Möglichkeit, höhere Mieten am Markt zu erhalten. Die vom USGBC4 finanzierte Studie [Mi08Do] verglich LEED zertifizierte Gebäude mit dem Branchendurchschnitt.
