Das war aber nicht immer so in Deutschland. Das Geschäftsmodell des Facility Managements machte seine Anfänge in den Fünfzigerjahren in den USA und wird vor allem mit der Fluggesellschaft Pan-American-World-Services in Verbindung gebracht. Diese wurde von der US Air Force beauftragt die Produktivität in der Betriebsführung und Instandhaltung zu erhöhen. So wurde die Pan-American-World-Services erster externer Facility Manager weltweit. Erst Mitte der Achtzigerjahre kam das Facility Management nach Deutschland, was diese Branche sehr jung macht. In den Neunzigerjahren erlebte diese das erste Mal einen Aufschwung und generierte dann 2010 einen Umsatz von 112 Milliarden Euro, was 5% des Bruttoinlandsprodukts ausmacht. Daran ist die Wichtigkeit des Facility Managements in der heutigen Zeit zu erkennen und deshalb erörtere ich es in dieser Arbeit unter Betrachtung der entstehenden Nachhaltigkeit durch nachhaltiges Wirtschaften und Betreiben. Unteranderem ist der Begriff Nachhaltigkeit zu definieren, welcher in den letzten Jahren vermehrt in der Immobilienbranche gefordert wird. Da das Facility Management einen Überblick über den gesamten Lebenszyklus (Planungsphase bis einschlie lich Nutzungsphase) der Immobilie bietet ist hier der Nachhaltigkeitsansatz besonders gegeben. Zielstellung der Arbeit ist es, einen Einblick in das Facility Management zu bekommen, dessen Notwendigkeit in der Projektentwicklung, die Nachhaltigkeitsaspekte im Facility Management-gerechten Planen und Bauen zu erklären und deren ökologischen als auch ökonomischen Nutzen im Betreiben und Wirtschaften von Gebäuden zu erklären.
