Masterarbeit aus dem Jahr 2015 im Fachbereich Ingenieurwissenschaften - Allgemeines, Note: 1,6, Hochschule Wismar (WINGS), Veranstaltung: Facility Management, Sprache: Deutsch, Abstract: Das Ziel der vorliegenden Master Thesis ist es, unterschiedliche Nutzungsvarianten von Büros zu betrachten und diese in Bezug auf mögliche Umsetzungserfolge hin zu analysieren. Der Autor wird dabei auf ausgewählte Beispiele der Privatwirtschaft eingehen und eine Anwendbarkeit kritisch hinterfragen. Facility Manager haben dieses Potential bereits erkannt und in Abstimmung mit der Unternehmensführung Flächennutzungskonzepte eingeführt, mit der Möglichkeit, nicht nur die Kosten zu reduzieren, sondern auch die Produktivität von Mitarbeitern zu steigern. Im Jahr 2014 gab es 13,7 Millionen Büroangestellte in Deutschland. Dies macht einen Anteil von 32,8% an Gesamterwerbstätigen aus. Mit einer Bruttogrundfläche (BGF) von insgesamt 407 Mio. qm, einem Neubauvolumen von 1,8 Mio. qm pro Jahr und einer durchschnittlichen BGF pro Beschäftigten von 29,9 qm, zählt das Gewerbe mit Büroimmobilien zu den lukrativsten Bereichen der Immobilien und Real Estate Branche in Deutschland. Büroneben- und Unterhaltungskosten sind somit neben den Personalkosten bei vielen Unternehmen die Hauptausgabepositionen des Wirtschaftsplans. Konzernspitzen, Facility oder Objektmanager, sind daher ständig bestrebt nach neuen Lösungsansätzen zu suchen, diese Kosten zu reduzieren und ggf. anfallende Leerlaufzeiten zu kompensieren. Dies hat zur Folge dass viele Unternehmen bereits in der Vergangenheit dazu übergegangen sind, Einzelbüros mit einer Maximalbelegung von 2-3 Mitarbeitern aufzulösen und entsprechende Gro raumbüros einzuführen.

Arne Ott ist seit 2007 Mitarbeiter der Stadtverwaltung Erfurt. Nach Abschluss seines Studiums an der Berufsakademie Gera im Jahr 2010, hat er begonnen im Amt für Grundstücks- und Gebäudeverwaltung der Stadtverwaltung Erfurt zu arbeiten. Eingesetzt im Bereich des Infrastrukturellen Gebäudemanagements wurde ihm schnell die Bandbreite und der Ansatz des ganzheitlichen Facility Managements bewusst und ebenfalls, dass er in diesem Fachgebiet seine persönliche Zukunft sieht. Der Beginn des berufsbegleitenden Masterstudiums zum Master of Science - Facility Management war somit nur noch eine Frage der Zeit. Im Jahr 2015 konnte er das Studium erfolgreich beenden und folgend auch seine Masterarbeit zum Thema "Neue Standards in den Flächennutzungskonzepten - Beurteilung der Zukunftsfähigkeit von Großraumbüros am Beispiel der Landeshauptstadt Erfurt" veröffentlichen. Weitere Projekte und Veröffentlichungen sind geplant und befinden sich derzeit in der Vorbereitung.
