In diesem Zusammenhang werden die Möglichkeiten der Prozessoptimierung und -modellierung vorgestellt und der normative Rahmen des Flächenmanagements aufgezeigt. Der Flächenbedarf richtet sich nach der jeweiligen Leistungsbandbreite eines Unternehmens. Das Hauptaugenmerk des Flächenmanagements liegt darin, die Nutzung und Verwaltung einer Fläche oder des Flächenbestands bestmöglich zu gestalten und damit eine effiziente Performance der Infrastruktur in den Neubau- bzw. Bestandsimmobilien zu generieren. Demnach fungiert das Flächenmanagement als Basis und Schnittstelle für zahlreiche Dienstleistungssegmente im Facility Management. In der Praxis kann die Konzeption bzw. die anschlie ende Realisierung neuer Flächenansprüche aufgrund der baulichen Bedingungen des jeweiligen Immobilienbestands zur gro en Herausforderung werden. Zielsetzung der vorliegenden Bachelorarbeit ist es daher, eine Empfehlung einer strategischen Herangehensweise für die Prozessoptimierung im Flächenmanagement zu entwickeln und damit ein Nachschlagewerk für Unternehmen und Berufseinsteiger in diesem Bereich zu bieten. Die Immobilienwirtschaft erweist sich mit zunehmenden Jahren als komplexer Teil eines Managementsystems. Als eine der jüngsten Wirtschafts- und Wissenschaftsgebiete Deutschlands, durchläuft sie zahlreiche Veränderungsprozesse des Immobilienmarktes. Im Kontext des Facility Managements ist hierbei ein deutlicher Trend hin zur Generaldienstleistung zu verzeichnen.
