The heart of the course works through the One to Four Family Residential Contract (Form 20-19) paragraph by paragraph, along with its financing addenda, earnest money and termination option, title insurance, the survey, and the property condition and seller disclosure notices. The course also examines the five other promulgated sale contracts, the temporary residential leases, the addenda, amendment, and notice forms, the elements of fraud, the current broker compensation environment, and the federal Fair Housing Act.
